Tool
Is my assessment worth appealing?
Compare what your assessment implies about value with what comparable sales suggest, and see how long you have. A rough screen, not a verdict.
How this is worked out
- Implied value: your assessed value divided by your town's 2025 average assessed-to-market ratio (effective rate divided by general rate, from the State's table).
- The screen: your assessment as a share of your own value estimate, compared with the town ratio plus 15 points, the "common level range" tax attorneys describe. Above it, an appeal may be worth discussing; inside it, it usually is not.
- Deadline: most appeals are due April 1, or May 1 where the town completed a revaluation or reassessment. Some counties differ.
Sources: NJ Division of Taxation, property tax appeals (petitions to the County Board of Taxation or the Tax Court are due April 1; assessments over $1,000,000 can go directly to the Tax Court) and the 2025 General Tax Rates. An appeal can raise an assessment found to be below the acceptable range, and no reliable success rate is published for homes like yours. This is not legal or tax advice: speak to a tax attorney and confirm the current rules and your county's date before filing.
Questions
Questions about this tool
What is the deadline to appeal a New Jersey property tax assessment?
For most appeals it is April 1, filed with the County Board of Taxation or the Tax Court. Towns that have completed a revaluation or reassessment generally get until May 1. A few counties use other dates, so confirm yours.
Where do I file if my assessment is over $1 million?
Assessments over $1,000,000 can be appealed directly to the Tax Court; assessments of $1,000,000 or less go to the County Board of Taxation.
Can appealing my property tax raise it?
Yes, it can. If an assessment is found to be below the acceptable range it can be increased, which is one reason to speak to a tax attorney first.
How does this tool decide?
It compares your assessment with your own market-value estimate against your town's average ratio plus 15 points. It is a screen to start a conversation, not a prediction of the result.
