What will I actually net from selling?

New Jersey changed who pays the so-called mansion tax on July 10, 2025. This estimates your transfer fees and your net using the State's published schedules.

How this is worked out

  1. Standard realty transfer fee. The State charges the seller a fee per $500 of the price, bracket by bracket. Above $350,000 the brackets are $2.90, $4.25, $4.80, $5.30, $5.80 and $6.05 per $500, stepping up at $150,000, $200,000, $550,000, $850,000 and $1,000,000. A $2,000,000 sale comes to $21,675.
  2. Graduated percent fee. On sales over $1,000,000 the seller also pays a percentage of the whole price: 1% up to $2,000,000, 2% up to $2,500,000, 2.5% up to $3,000,000, 3% up to $3,500,000 and 3.5% above that. It applies to contracts signed on or after July 10, 2025. Before that date the buyer paid a flat 1%.
  3. Net. Price, less your mortgage payoff, commission, attorney and closing costs, preparation and concessions, and the two transfer fees. It is before income tax on any gain.

An estimate, not advice. Commission is whatever you and your broker agree; there is no standard rate. Contracts signed before July 10, 2025 had transition rules. Special schedules exist for seniors, blind or disabled owners and low- and moderate-income housing and are not modelled here. Ask your attorney and tax adviser before you rely on any figure.

Questions

Questions about this tool

Who pays the New Jersey mansion tax now?

The seller. For contracts signed on or after July 10, 2025, the old 1% fee that buyers paid on homes over $1,000,000 was replaced by a graduated percent fee that the seller pays.

How much is the graduated percent fee?

It is 1% for sales over $1,000,000 up to $2,000,000, 2% up to $2,500,000, 2.5% up to $3,000,000, 3% up to $3,500,000 and 3.5% above $3,500,000. The rate for the bracket applies to the whole price, not only the part above the threshold.

What is the standard realty transfer fee?

It is a separate State fee paid by the seller, charged per $500 of the price in brackets. On a $2,000,000 sale it is $21,675, so a seller's transfer costs total $41,675 with the graduated fee.

Does this include income tax on my gain?

No. The estimate is before income tax. Ask a tax adviser about gain, exclusions and timing.
